Did you actually take a time to listen to this before upload it/share it?
Did you notice that the guitar doesn't sound 70ish at all?
Did you ever notice that at the end of the song a small crowd clap their hands? Like in a show?
Of course this is not a demo.
The guitar sounds pretty authentic to me. But these days, the gear's easier to get sounding like Brian.
Though, where and when it's from is difficult. Sounds like Brian singing. Doesn't sound like Roger playing on drums. But I could've sworn I heard his voice at the very beginning of the song! Sounds like it's in a small-ish room.
Could be a tribute act.

It def. does sound like Cozy on drums...there's no Roger there at all. Could have been a soundcheck from a show, who knows. But that is without a shadow of a doubt Brian singing. I saw the same 'demo' on the same site, listened to it, waiting to hear something WAY different. Either way, it's cool...nice little piece to add to the collection. Isn't the actual 'demo' with acoustic guitar, if there even was one created??
There are definitely more versions. The demo Greg Brooks played at the convention has Brian on lead vocals and the backing track is almost identical to the released version

That's because it was practically the final release version. Did you miss Greg's intro on that one? He said that usually a writer of any said song would put a guide vocal in and then it would be removed as the song was near final. But for some reason (I forget) Brian's guide vocal is still present!
